About the Internship 

This is a ten-week program designed to fully immerse you in the day-to-day activities of one of our divisions.

Orientation and Training
The program starts with an orientation where you’ll learn about our culture, as well as the benefits and responsibilities of being a member of Goldman Sachs. You will also receive division-specific training designed to help you succeed in your division.

Your Day to Day
After training, you will receive real responsibilities to give you a sense of what you would be doing, day to day, as a full-time Goldman Sachs employee. Along with fellow interns, you will work alongside leaders within our industry. Successful Summer Associates may be invited back to join our New Associate program in a full time position.

About the Realty Management Division 

The Realty Management Division (RMD) leverages proven best practices, team experience, and market knowledge in delivering investment and asset management services.

RMD provides real estate investment services and asset management to investments where Goldman Sachs has an interest, serving as a partner to other divisions across the firm, including Merchant Banking, Securities, Investment Banking and Investment Management. RMD provides services such as sourcing, acquisition, underwriting and due diligence of distressed and performing real estate and loan assets, asset management, portfolio management and disposition across various property types. Our division also manages residential loan portfolios and warehouse repo lines across auto, student, and consumer asset classes while providing structure, pricing and collateral analysis support. The Realty Management Division has employees in the Americas, Asia, Europe, and India.

Real Estate Asset Management: Real Estate Asset Management specialises in the full investment cycle of property types such as office, retail, industrial, hotel, and multifamily assets. This group is responsible for sourcing, underwriting and due diligence, acquisitions, asset management, construction and development oversight, financings, and dispositions for firm real estate investments. The real estate team is also involved in engagement and oversight of third parties which perform the day-to-day operations of the assets. General portfolio management services including business plans and performance reporting are also a critical role of this group.

Loan Asset Management: Loan Asset Management manages cmmmercial real estate loans and actively pursues new acquisition opportunities. This team's services include day to day managment of commercial real estate loand, including but not limited to, performing and non-performing senior/junior postions, complex structured finance products and floating rate transitional loans, preparation and execution of business plans, workouts and remedy enforcement.

Residential Mortgage Asset Management: Residential Mortgage Asset Managemtn manages the Goldman Sachs residential loan portfolio, including performing and distressed loans, second liens, secured lines of credit, and charged off accounts. RMAM provides support to the Mortgate Trading Desk, including servicer oversight, analytics and reporting, and cash flow modeling/P&L. This group also manages the warehouse credit lines across auto, student, and consumer classes extended by the Investment Banking Division.

Consumer Servicing Oversight: Consumer Servicing Oversight manages an enhance vendor oversight programme designed to highlight and mitigate third party requlatory and reputational risk. This group is focused on the oversight of consumer loan servicers and property managers through a programme of pre-aquisition due diligence and post-aquisition testing.

Data Management and Reporting: Data Managment and Reporting works as a data champion between business and technology. This group drives data into appropriate firm technology platforms and standardises data models across regions to provide data validation, business process, and consumer oversight checks onto all asset classes.
